SMART BUILDING INSPECTIONS
A Healthy Homes Assessment is designed to inform landlords if their rental property is compliant with the New Zealand Healthy Homes Standards. These Standards form part of the Residential Tenancies Act. If your property is not compliant, we will identify the areas that require improvement.
The Standards cover five key areas:
Heating
Homes must have a heater installed that is ‘fixed’ and can heat the main living area to at least 18oC.
Insulation
Homes must have insulation that meets the 2008 Building Code and is at least 150mm thick.
Ventilation
Kitchens and bathrooms must have mechanical ventilation that expels to the exterior.
The living room, dining room, kitchen and bedrooms must also have at least one window, door or skylight
each that opens to the outside (and can be left open).
Moisture & Drainage
Homes must have adequate drainage and guttering to prevent water from getting inside the building.
Draught Stopping
Homes must not have any unreasonable gaps or holes in walls, ceilings, windows, floors and doors that
cause noticeable draughts.
We allow up to 1 hour for every assessment.
Our standard fee is $250 + gst which covers most average size homes.
If the home is larger than an average size home, then we will provide you with a quote. If undertaken as part of a Pre-Purchase or Pre-Sale Inspection the price is discounted to $225 + gst.
No, sorry. It would not be viable for us to travel and complete an assessment for less than our standard fee.
We will email your report to you within 48 hours.
Unfortunately we cannot update a report that has already been issued but we can offer a re-assessment depending on where the property is located. For our own due diligence, we need to inspect any improvements, as opposed to relying on third party photos.

If NOT included with a full pre-purchase building inspection - $250 + gst
Your inspection date and time will be confirmed with you prior to the visit. We allow up to 3 hours for every inspection as a standard rule of thumb. However some homes will take less time and others may take longer. Our preference is that you are not present during the inspection process as it is important that the inspector can focus on the job at hand and complete his report without any interruption. This ensures efficiency and good time management. However, you are more than welcome to turn up towards the end at which time the inspector will be familiar with the home and be able to brief you on his findings.
